Who are we?
A Single Asset Fund now raising capital for the development and construction of Townhomes to be sold to college students and their families to offset the cost of their college education. Our program allows these families to recover up to 100% of the total cost of college.
Who Benifits?
Investors
Investors are first in line: they receive a preferential return that covers the full repayment of their investment plus 10% of the Net Profits from the townhome sales before the General Partner receives a dollar.
Buyers
Buyers are given an alternate way of funding their student's housing costs at college by owning a townhome while the student attends college and then selling the townhome to recover up to 100% of the total cost of the college education.
Students
This is more than just housing; it's a financial education. The student gains a great life lesson by managing the property, while the mortgage—held in their name as the owner-occupant—actively builds their credit. This process culminates in a pristine credit score, setting them up for a strong financial start immediately upon entering their post-college career.
University
Due to the constant shortage of suitable off-campus housing, most students are currently forced into older living situations. Our project will create a welcome opportunity for the community by supplying a large volume of modern townhomes, making quality rental units readily available to students who need them.
